All major brand manufacturers highly recommend annual maintenance of their furnaces. In the case of furnaces that are still covered under the manufacturers warranty, annual maintenance is required to keep the manufacturers warranty valid. A furnace, like any other piece of mechanical equipment will only run at its highest efficiency if it has been properly maintained and cleaned.

A furnace not covered by a warranty will still need annual maintenance to keep the furnace running at peak efficiency. Any air conditioner, whether covered by a warranty or not, needs annual maintenance to keep it running at peak efficiency. The condenser, the part of the system that is outdoors, needs to have unobstructed airflow across its coils in order to efficiently and properly cool. These coils will accumulate dirt, pollen such as cottonwood, grass clippings and landscaping materials over the course of a hot, Mt Prospect summer. If these coils become packed with debris, the air will not properly flow across the coils. As the airflow is reduced, the compressor will need to work harder to maintain the needed cooling. This leads to reduced efficiency and can cause the premature failure of the compressor.
